Plan a real estate website with accurate listings, useful filters, clear property pages and contact forms connected to your agency’s workflow.

A real estate website should help visitors find a suitable property and send a relevant enquiry. Design matters, but outdated listings and confusing filters can undermine trust before the first conversation. Planning starts with how the agency manages its inventory.

Define the property data model

Agree on fields such as property type, transaction, location, area, price, currency, floor space, rooms, description, features and status. Decide which are mandatory and who checks them. Distinguish confirmed details from information still awaiting verification.

Include a property identifier and an internal owner. If listings originate in a CRM, define the authoritative source and synchronisation rules. Editing several systems independently can produce conflicting prices or availability.

Make filters useful

Choose filters around actual customer decisions. A small catalogue may not need an elaborate set of options. Provide a helpful no-results state and an easy way to clear selections. Test the entire journey on a phone, including price controls.

Decide separately which category pages deserve indexing. Not every filter combination should become a sitemap entry. Use stable, useful pages supported by genuine inventory.

Answer questions on the property page

Provide authentic photographs, readable details and an obvious contact action. Explain what the price represents and any conditions communicated by the agency. Do not expose personal information or location details without appropriate rights.

The enquiry form can include the property identifier automatically. This tells the agent which listing the person means and supports a more useful response. Make successful submission clear to the visitor.

Handle withdrawn and sold listings

Assign responsibility for updating status and define how quickly it should happen. Unavailable properties must not be presented as active. Depending on a page’s continuing usefulness, show its actual status and relevant alternatives, or retire it with an appropriate technical response.

Avoid redirecting every expired listing to the homepage. Consider whether a relevant replacement exists and apply a consistent policy. Enquiries about unavailable properties may reveal synchronisation problems.

Frequently asked questions

Is CRM integration essential?

Not for every catalogue. It becomes valuable when listing volume and team size make manual updates difficult to control.

Can every apartment use the same description?

A shared field template is useful, but the description should reflect the actual property. Identical copy hides differences that matter to buyers.
